We offer a range of options to manage your property, or teach your to manage your home via our Co Host training packages.

 Below are some options to consider. We can also discuss a package suitable to your needs.

Details of services offered for Co Hosting and consulting are detailed below.


Co Hosting your property 
This is for the purpose of you learning to host yourself. 
(It is not intend for me to host your property full time) 

Sue will Co Host your property anywhere in the world and teach you to host yourself 
During this process you will learn how to message your guests, adjust your pricing and set calendars as well as other incites for the platforms, constant changes can be required especially when listings are new.
Get those 5 star reviews and the art of communication something guests constantly praise Sue for. 
Also how to review guests and reply to public feedback.
Sue will help you to grow your listing and constantly tweak and teach you along the way. 

 4  Week Package from $250 per week 
8  Week Package from $200 per week 
12  Week Package from $150 per week 
 
 This offer a one time offer only for the purpose of training. If Co-Hosting continues after training then a % of booking rate is to be negotiated. Generally management fee's are about 20% depending on property demands and requirements including nightly rates

“Caring for your property like our own” 

 Co-Hosting Airbnb
(This option is Airbnb specific and only available on some property listings and is when Sue takes on a property full time for a % deal of all bookings)

For those who already have an Airbnb up and running or are about to launch one, and finding you would prefer to not manage it, as this can often be time consuming and difficult if you are working full time. We have a team in place to tend to the cleans, filling of consumables and maintenance as well as the very important task of linen cleans. We offer Co-Hosting services and are registered through Airbnb to do this. A copy of Airbnb terms and conditions for co-hosts is available on request. Properties through this system are co-hosted only, not Hosted. Owners must have their own hosting profile.

Full Management “Co-Hosting”

Only available on some properties only applies to properties leased by Jordan Property Group


In the scenario of us taking a lease on your property, we take care of all your properties needs. Signing a lease, paying not only market rent and bond as well as: insurance that covers for short term stays we also fully furnish (including white good) the property and pay the Power, Internet, Gardening and General Maintenance. We pay for and restock all consumables that guests would use.


We take care of everything and you sit back and collect your regular rent knowing you have very good stable tenants that are taking the best care of your property and paying rent on time hassle free. 







If you do not want to lease your property, the Management “Co-Hosting” option may suit you, this option may increase the yield of your property and details are outlined briefly here.

This option we would manage short term holiday and executive rentals on your behalf. You would need to provide: your own insurance,  furnish the property including the linen and Kitchen essentials and white goods. You also pay the Power, Internet, Gardening and General Maintenance as well as paying for all consumables guests would use (toilet paper tea coffee etc) 


All of this we are happy to help you and guide you through, especially styling as it is a very important part of short term letting. We have done this many times and know what guests require. We work with an amazing professional stylist that can style your property to your target markets needs and within your realistic budget.  No lease is taken out by Jordan Property Group we act only as managers (Co-Hosts) for you. This would mean you as the owner would need to take out your own insurance for the short term stays and we can certainly help you with the right insurance company and policy via our licensed and experience broker in this field. 

Jordan Property Group would manage and set up your listing, advertise your property and screen all guests applications to stay. We pay for the cleaning and handle all the bookings and guests communications and needs on a daily basis. Management fee will be set to your needs. On average properties that lease on the short term market have an increased yield of 30% or even up to 80% to normal full time tenancy, dependent on your area, market and occupancy. We are happy to go through  case studies in your area to give you a guide to yield estimates. Sue Jordan is a qualified property manager and with these qualification she also carries full indemnity insurance.(for fully managed properties. This does not cover co-hosting as hosts are primarily responsible for their own properties and listings.

Definitions of a Co-Host


What are co-hosts are responsible for?
                                                                       
     Co-hosting generally refers to anything “Guest services”
     Operating and updating the online platforms.
     Replying to guest inquiries and bookings.
     Working with cleaners to make sure the property is clean and ready for incoming guests plus inspected and cleaned after outgoing guests.
     Communication with cleaners to make sure the job is done on time, to the best standard and that the property is accurately assessed for reviews.
     Overseeing guest arrivals and departures.
     Handling any guests queries they have during their stay.
     Some provision to act on maintenance issues by engaging a trades person (at the owners consult/cost).

Price: (Co-hosting payment is an agreed percentage of the reservation total, for a per-determined time frame and is negotiated and depends on what the owner requires the host to do). Cleaning is typically an additional “cost” charged to guests at the time of booking and paid directly to cleaners by the owner.

     Setting up your online listings on HomeAway and Airbnb (this is a separate chargeable cost of at least $250 for each platform – more depending if owner requires training on the platforms as well) Photos are to be provided by owner
     Consulting and practical advice to owner re: what makes a good listing/shortstay home that can best attract guests. This includes instruction on how to research into competition on pricing, occupancy and comparable amenities. Advice and help with engagement of professional photos, styling and staging professionals. Air-conditioning. Insurance. Wifi. Advice on quality, practical and functional furniture, linen and amenities. Shopping Lists etc (This consult is typically charged @ $60 per hour starting with a one on one meet and greet with owner at the property, for an assessment/consult of approx 3 hours).Travel time to properties is an additional cost.

Price: (the cost for additional services is usually on an “as needed” basis depending on the help required by owner). NOTE: Online setup can sometimes be negotiated into the co-host percentage.



What co-hosts are definitely NOT responsible for:

     The actual physical setup of the property, furnishing or styling.
     The final decisions the owner makes, in regards to any advice given regarding property setup, purchase of furnishings and amenities supplied etc and its impact on bookings.
     Getting bookings – bookings are only generated with the online sites listed above and can be enhanced by the quality and presentation of the home in professional photos, along with price, location and reviews.
     Setting prices – decisions on nightly rates remains with the owner (check comparable).
     Occupancy - this is obviously the biggest concern and also the greatest unknown. Occupancy can only be earned and is never guaranteed. In our experience, being able to give guests the best experience possible creates better occupancy which should increase over time with good reviews and repeat guests.
     The behavior and actions of guests in regards to staying at the property or the feedback, opinions or reviews they give.
     Any financial or tax implications arising with the ownership, income and running costs of a shortstay co-hosted property.

 
The bottom line:

You are now in the hospitality game. Be prepared to give guests the best possible experience, or find another game. You will not succeed in the short stay industry if you are looking to shortcut everything. Your guests will know it and they will react by simply booking elsewhere. Underwhelming guests will ultimately ruin our industry, so please don’t start this unless you are fully informed and prepared for anything! Hosting is not easy nor for the faint hearted!

Costings/Timing set up consultations

We are happy to offer consulting services for complete “Newbie’s” all the way through to those that just need to “Tweak” current listings. It can take years and years of short term rental managements to get all the “little things” just right to get the best reviews and maximum occupancy for your listing.

The basics are:

Setting up a new short stay is NOT easy. It can, and we are sure will be a very financially rewarding venture for your property, however it is not an easy set up process and takes a min of 2 weeks to have ready for first guests.

Cost for an average 3 bed 2 bath property can run around $15K to $20K, depending on market you are targeting and finishes you would prefer. (Plus consulting fees for services required)

Price can be set on an hourly consultancy rate, or set rate if help with full set up required.
